Selling a home in Charlotte County FL

Selling a Home

Selling a house can be stressful.  Making the decision, preparing the house for sale, keeping it clean, waiting for a buyer, dealing with offers, and advancing to the closing table – all of these steps can involve discomfort.  This is a huge financial transaction with many emotional aspects.  But you can get it done – and it may even be easier than you anticipate.

One thing to keep in mind is that you’re not alone.  An experienced, professional real estate agent can guide you through the process, help resolve any issues that come up, and ensure that your home sells for the optimal price in a timely manner.

Comparative Market Analysis

You’ve decided to sell your home, so what is next? Pricing your home is obviously a key part of the home selling process. A home that is under-priced needlessly costs the client potential return. An over-priced home can remain on the market for an extended amount of time, forcing the seller to either wait out a long listing period or have to adjust down the asking price. Getting the pricing right from the start avoids these potential pitfalls.

To get us started I will prepare for you what is called a Comparative Market Analysis (CMA) of your house. This compares your home to others in the area that are either currently listed, under contract, or have recently sold. Other things that can factor into the CMA are supply and demand, craftsmanship, and the amenities of your home.

The CMA will help us to determine the fair market value. What is “fair market value”, you may ask? In short, fair market value is the highest price that an informed buyer will pay for your home. Establishing fair market value will enable us to sit down and discuss in detail the pricing of your home. I want to help you settle on a price that you feel is competitive and consistent with the current market.

I understand that all of this can be a bit overwhelming, so feel free to call or e-mail me at any time. Please also explore my website, it has a lot of information to cover your real estate needs. I’m here not only to sell your home, but also to serve as a resource for you during this exciting time. I would love to be of assistance to you.

Testimonials – Tammy Hayes RE/MAX Palm Realty

Recommendations and Testimonials

Tammy was the best.  You are lucky to have her on your Team.  She was always available, always had the answers.  She posted the best pictures online that got the potential customers interested.  (J. Shea)

Most of my communication with Tammy Hayes was from out of state via email.  I must comment on her accessibility. She never once in approximately 3 years failed to answer an email and frequently replies were almost immediate.  If I sent her an email at 10 pm on a weekend, she answered almost immediately, though I was not expecting a response until Monday morning.  She was remarkable in that regards.  She was also always professional, knowledgeable, and attentive throughout the entire process.  She “held my hand” as she promised she would.  Hats off to Tammy Hayes. (Bonnie R.)

We would use the real estate skills of Tammy Hayes in all real estate transactions. She is without a doubt the most helpful agent we’ve ever used in the last 47 years (12 houses). (Jim and Kathy)

You will not find any Agent in the area that can top Tammy when it comes to finding your dream home. Her knowledge and research of each property were extremely valuable to guide us to our final purchase. Tammy not only takes care of the normal details and communicates very well at virtually anytime but adds that “down home” feel that unfortunately Florida has lost over the years in the this industry. Thank you Tammy for being such an asset to our purchase, happiness and our community!!!  (Rusty)

We came into this blindly … no experience with Florida at all. We found a great reference for Tammy and figured why not. She has helped us through every aspect of this move. She has gone above and beyond through the whole process. I have already recommended her to several friends and will continue to do so.  (Patty)

We recently moved to Florida from California and we could not have done it without Tammy Hayes. She took additional pictures, did research on the home, and attended our home inspection for us since we we’re still out of state . We triple her stars. Anyone who is looking for a home and your from another state Tammy is the one to go to . We have purchased homes before and never had an a agent work this hard for her client’s.  (Frank & Connie R)

Tammy was very professional and well prepared right from the start with all the necessary facts and comparisions for selling our home. We had multiple offers within one week and sold our home very quickly. We would highly recommend Tammy.  (K. Levy)

Tammy has been the flat out the best Realtor we have ever had the pleasure to work with. I do mean pleasure. Her local area knowledge and friendly demeanor paired with her skillful negotiating has us on track to get our first Florida home. I wouldn’t use any other Realtor but Tammy as she is most patient and on top of local opportunities. She also cheerfully set us up to receive all the listings as they happen so we don’t have to comb through a ton of websites looking for the right fit for us.First rate and highly recommended. (achildofthesky)

Tammy is an amazing Realtor who listened to our requests and was eager to help us find our dream home. Tammy’s professionalism made the process of looking and buying a home as least stressful as possible. Once we found our dream home, Tammy was there every step of the way. The contract was prepared in a timely and judicious manner. She recommended and assisted me with home inspections. Even after the sale, she has been wonderful with referrals for home improvement projects. Tammy’s knowledge of the area is a wonderful advantage as well. I couldn’t recommend a better person to assist with your real estate needs. Tammy is #1 in my book!  (N. Rhoten)

First-Time Buyers

If you are currently in the market for your first home, you probably have lots of questions. You are about to be making an important decision for your future, a great investment of both money and time. I have a wealth of experience helping first time buyers like you make sound, informed decisions. Here are some tips that can help make your home buying process successful:

  • Tip #1: Do Your Homework
The perfect home won’t find you by itself. The key step in buying a home is doing the proper research. Educate yourself on local schools, neighborhoods, and the kinds of homes available. By reading available materials and talking with experts, you can start to put together your idea of the perfect home.
  • Tip #2: Start Planning
Most decisions benefit greatly from proper planning, and home buying is certainly no exception. Start a filing system with sections such as home buying, home financing, and service providers. By forming a home buying plan you can more easily focus on the most important factors and help give structure to the entire process. My website is a great resource for property information.
  • Tip #3: Get PreQualified
Getting prequalified for a loan normally only requires a short phone conversation with a lender, and can greatly help your home search. Prequalification does not guarantee you a loan, but it does provide you with an estimated monthly payment and a price range to use as a guide when shopping for homes. Being prequalified can also often indicate to sellers that you are a serious, prepared buyer.
  • Tip #4: Look for Value
When shopping for homes, it’s important to consider potential value. Even if you’re not planning to sell the home some time down the line, it’s a good idea to consider the future value of the home. Protect yourself against things like falling prices and gradual shifts in the nature of the neighborhood. You may not think of a new home as a means to make money, but it’s an important investment that requires caution.
  • Tip #5: Decide What You’re Looking For
Settle on the home features that are important to you (covered parking, hardwood floors, architectural style, etc.) and make an ordered list. Having well established guidelines will help narrow down your search and will prevent you from being shown properties that lack your key amenities. It can help you make the decision not to buy an attractive property that doesn’t really fit your needs. My website has a search feature that allows you to filter thousands of listings based on attributes that you select. If you know you want a brick house with gas heat and a garage, you can get the results you’re looking for.
  • Tip #6: Relax
You don’t have to make an offer on the first home you see. Make sure to look at other listings in the area to get a feel for the marketplace. When you decide to make an offer on a house, consult with your real estate professional so that all of your questions are answered.
  • Tip #7: Shop Around for Your Mortgage
Deciding on the financing for your home can be as important as choosing a home itself. The first step is deciding what kind of loan best fits you: a fixed rate mortgage, or an Adjustable Rate Mortgage (ARM). There are benefits to each form of loan, and your real estate professional can provide you with more information. Next you’ll want to begin to shop around for different lenders.
  • Tip #8: Protect Yourself
Be careful when signing a contract on a home that allows you to find financing, have the home inspected, and work through any problem areas that may arise. Paying for a quality home inspection is absolutely crucial! You can save yourself thousands in repair costs by being sure of what you’re getting into.

Don’t hesitate to contact me with any questions you may have, I would love to be of assistance to you.

Property Taxes Charlotte County FL

Property Taxes

A home buyer should not rely on the seller’s current property taxes as the amount of property taxes that the buyer may be obligated to pay in the year subsequent to the purchase.  A change of ownership or property improvements trigger reassessment of the property that could result in higher property taxes.  If you have any questions concerning valuation, contact the county property appraiser’s office for more information.

Homestead Exemptions

The home you are interested in purchasing may be homestead. Homesteading caps the tax assessments on the home during ownership.MLS records do not necessarily reflect current tax assessments. For more informatoin on homestead exemptions visit the Florida Department of Revenue web site at:

Florida provides for a $25,000 exemption, which is deducted from the property’s assessed value if the owner qualifies.  You must file by March 1, possess title to the real property, and are a Florida resident living in the residence as of January 1 of any given year to qualify.  Additional exemptions can be found on the web site above.

The concept of a mortgage is quite simple.  It’s basically a loan for a home wherein the property itself is used as collateral. Securing a mortgage, however, can be complex.  The process can take 30 days for a conventional loan and 45 days for an FHA or VA loan. There are several parties involved from the escrow agent to the loan underwriter, they all work behind the scenes to put it all together.

Pre-Qualification vs Pre-Approval

If you’re considering the purchase of a new home, you may be concerned with the issue of finance. Attaining the right mortgage is a key step in the home buying process, but it doesn’t have to be a stress-inducing one. Most lenders offer prequalification, pre-approval or both to help you know where you stand. Let me explain the difference between prequalification and pre-approval:
•Prequalification: Prequalification is a preliminary estimate of how much you can afford to pay for a home based on information you provide. Because credit and employment information aren’t validated for prequalification, it can only be considered a rough idea of a monthly mortgage payment and loan size. This can be a useful guide as you begin the home buying process, however.
•Pre-approval: Pre-approval is a written commitment from a lender to finance your home purchase up to a set amount. This indicates that the lender has taken a close look into your financial history and has agreed to lend you a specific amount of money, reliant on certain details like a finalized sales contract and professional inspection. Pre-approval indicates to sellers that you are a serious homebuyer.Regardless of which option you utilize, or even if you take both steps, you’ll be able to shop with much more confidence. Why wait until you find the perfect home to discover problems with obtaining a mortgage?
If you would like more information on how either process can help you get into the home of your dreams, give me a call. I’d be happy to answer any of your real estate questions.
