Maronda Homes is building villas in Charleston Park, North Port, Florida. The entrance is off of Pan American Boulevard between US 41 and Price Boulevard. It is a gated community with city water and sewer, street lights, sidewalks, spacious interiors, and natural and water views.

It is pretty much a maintenance-free community with lawn maintenance, irrigation from the lakes, club house with heated pool, fitness, library and Comcast basic cable.  Homes are painted every 10 years and roof cleaning every 5 years.  Monthly HOA fees are $282.00.  There is no CDD fee.

They have a newly completed villa which is ready to sell.  It is the Mossy Oak plan, a 3/2/2, 1,670 square feet under air with granite countertops, tile in the wet areas, extended lanai, upgraded cabinets and more.   As a bonus, there is a beautiful lake view from the extra-large lanai.  The sales price currently is $218,950.
